203(k) Streamline Inspection/Cost Analyst

The Streamline (k) loan is the FHA Rehab loan with costs not to exceed $35,000, among many other factors. Don’t be fooled into purchasing a home without the proper evaluation. We are FHA/HUD inspectors and are qualified to determine the property conditions required by FHA for the loan program.  Mortgage Letter 99-18 clarifies that Minimum Property Requirements repair items cannot be waived and must be completed prior to loan closing, unless the completion of repairs meets HUD guidelines for the establishment of Escrow of Funds. The catch is that the 203(k) Program does not allow for Escrow of Funds. Repairs are mandatory and are evaluated post construction.

When we perform the 203(k) Streamline inspection we’ll provide you with a cost analyst of the proper repairs that meet FHA guidelines. You’ll know the conditions of the property and will be provided a cost estimate breakdown of the needed or desired repairs.

If the home’s cost estimate does not meet the requirements of the Streamline (k), your loan application will be reviewed as a 203(k) Full Consult. We’ll waive $100.00 off your Full Consult Fee in the event you loan type changes.  See 203(k) Full Consult for more information.
